Financial Model for Green off the grid Luxury Boutique Resort/Spa/Retreat

I am currently in the process of raising funding for a project that I am starting and need a solid financial model. It would be very helpful if someone on your team had luxury boutique resort experience and could make the model dynamic as we evolve the research and get a better handle on exact costs (i.e. correct pricing for rooms per night, restaurant, spa, organic farm etc). It will be an off the grid totally green resort/retreat that will focus around meditation and yoga, spa.
