Real Estate Fund Waterfall Model

Real estate fund waterfall model with multiple debt layer. This model will be used for fund level structuring and fundraising. The goal is to approximate fund level returns by using simple revenue and expense assumptions (vs. detailed operating expenses across a sizable portfolio which would be impossible). Model should be as simple as possible while still accommodating the requested assumptions / structure. Summary page cash flow should be presentation polished with yearly cash flow & operating metrics, while the backup schedules should be monthly.
